We don’t have a standard fee scale because every job is different. We offer a free initial consultation where we can discuss the project, offer you advice and understand your needs better. This normally takes between 30 minutes and an hour. We will then prepare a fee quotation for the services you require.
The fees are normally a fixed rate price for the initial stages, moving to a percentage rate of the build cost for the latter stages.

Yes, we can set up a formal contract with your builder and administer it throughout the build, with regular site visits to check on progress and quality of work. Alternatively, we can offer you a more adhoc service, where we can visit the build at key points to check that everything is in order and discuss any queries the builder may have.
Our smallest extension projects tend to have a budget in the region of £75,000-£100,000 and our larger one-off homes for private clients can have a build cost of £1-2million. However, if you are unsure, do not hesitate to get in touch and we can advise you.

We also appreciate that client’s financial means can change during the lifespan of a job, and in either direction. Rest assured that if it is needed, we will endeavor to review the value of your project to get the you the right builder at the right price, to get you the most value for money.
There are many types of extensions that you can build without planning permission. This is known as permitted development. This includes a single or double storey extension at the back, a single storey extension to the side, a loft conversion, and adding a porch. However, there are very strict size limitations and the extension can only be attached to the original walls of the house. The rules are also different for listed buildings, or buildings in a Conservation Area. The Government’s Planning Portal website can give you more information, but the rules are not straight forward and so it is always best to check with a professional before you proceed.
